After securing final site plan approval in West Caldwell, Accordia Realty has closed a property acquisition to develop The Vail.
According to a Sept. 8 announcement from the full-service real estate investment and redevelopment firm, the luxury apartment community will feature 92 units.
Located at 780 Passaic Ave. – directly across from the Mountain Ridge Country Club – Accordia said it expects to break ground on The Vail in the first quarter of 2026.
Accordia did not disclose the purchase price of the property. Zillow currently lists a vacant 3.6-acre lot at the site with an estimated value of $638,500.
The Vail will stand four stories and feature studio as well as one- and two-bedroom layouts designed for a diverse renter population that ranges from commuters to professionals, families and others.
New Jersey-based Minno & Wasko Architects & Planners serves as architect for the project. Calling the firm an “ideal partner,” Accordia Senior Vice President, Development Gregory Wovna said Accordia is confident the work will elevate the on-site living experience.
Apartments at The Vail will include high-end appliances and in-unit washer/dryers, according to Accordia. Select residences will offer private balconies; while all residents will have access to reserved, covered parking. Additional initial amenities set for The Vail include a fitness center, community room and coworking offices.
Wovna said West Caldwell has been “amazing” to work with. He described the Essex County municipality as supportive and responsive throughout the entire process.


Meanwhile, Principal Jason Bogart said the project reflects Accordia’s broader game plan. “As developers, we aim to deliver long-term value through each thoughtfully designed residential community we undertake,” he said.
Niche.com ranks West Caldwell with an overall A grade, scoring highest marks for public schools and good for families (both A grades). The website highlights the suburb as the No. 12 best place to raise a family in Essex County.
The municipality boasts a population of approximately 11,000. It also offers proximity to downtown areas in Caldwell, Montclair and Bloomfield.
Accordia also highlighted the site for its regional accessibility. In addition to the Montclair train station, The Vail will offer convenient access to Route 4 along with Interstates 80 and 280. The township is 16 miles from New York City.
For Accordia, The Vail marks the latest step toward delivering well-located and high-quality residential developments. The firm targets key suburban markets across the Tri-State as well as in select high-growth Sunbelt regions.
