An Essex County arts institution, Paper Mill Playhouse is marking a construction milestone as it builds toward its Next Act.
The Millburn venue and KSS Architects this week announced topping off an expanded F.M. Kirby Carriage House Restaurant Sept. 25.
Paper Mill Playhouse revealed its master plan a year ago. The $48.8 million campaign features several components to maintain and update the theater for future generations:
- Front of house
- Double-story lobby with connecting grand staircase; increased restroom facilities; addition concessions and merchandising areas; re-envisioned entrance; and more
- Behind the scenes
- Back-of-house updates including a new HVAC system, upgraded electrical and lighting systems; roof repair and upgrades; dressing room improvements; etc.
- Beyond the stage
- Expanding the Carriage House to meet demand from – and serve – more diners (222); adding meeting and performance space; a larger kitchen; and more
- A new gateway
- Transforming the historic theater facade and creating a new campus gateway; improved parking; new gardens and green spaces; updated river retaining wall; etc.
- Commitment to education
- Establishing The Education Center downtown with six dance studios; a black box theater with capacity for 300; offices; and more
The plan also aims to preserve and enhance a local economic engine for Millburn and the region.
The renovation will create a new gateway to the 9-acre Paper Mill campus that replicates the historic facade on the south side of the building.
Princeton-based KSS worked with the theater on the front and back of house features and outdoor spaces.
On with the show
In addition to project partners, the topping-out ceremony also drew community members, Paper Mill staff and board, KSS project team members as well as elected officials.
“This moment represents more than a construction milestone — it’s about the collaboration, creativity, community, and care that have gone into reimagining Paper Mill Playhouse,” said Merilee Meacock, partner at KSS Architects.
As of November 2024, Paper Mill raised more than $31 million toward its goal:
- $4.63 million State of New Jersey
- $7 million Township of Millburn
- $19.6 million private philanthropy
Paper Mill Playhouse Executive Director Mike Stotts said the event marked an exciting chapter in the venue’s history.
“The topping-off celebrates not just the building’s progress, but also the commitment of our partners and community to strengthening Paper Mill as a home for the performing arts. We can’t wait to welcome artists, performers, and audiences back for an even better experience.”
The project aims to wrap up by the 2027-2028 season – without interrupting the venue’s performance schedule. It features broad efforts to increase accessibility throughout.
