Saddle Brook Mall has hit full occupancy, following a new lease agreement with Radiance Dental.
New York-based RIPCO Real Estate announced the new tenant and milestone Jan. 13. The 2,150-square-foot deal adds a dental practice to the power retail center anchored by Walmart, TJ Maxx and Powerhouse Gym.
Located within the attractive – and active – Route 46 retail corridor at 189 U.S. 46 W. in Saddle Brook, the 223,000-square-foot shopping center recorded more than 314,000 visits in December 2025, according to Placer.ai data.
RIPCO Real Estate Executive Vice President Curtis Nassau and Managing Director Patrick Brake exclusively represented the landlord in leasing of Saddle Brook Mall.
Nassau and Brake worked to craft a complementary mix of retailers and service-oriented occupants, according to RIPCO.


“Our strategy was to leverage the shopping center’s strong site attributes including high volume customer traffic, dense population and traffic light access along the busy Route 46 retail corridor to actively target stable uses,” Nassau said.
The intent aimed to strengthen long-term performance and value at Saddle Brook Mall.


As for the latest tenant, Brake said, “We like medical and dental tenants because they tend to be well-capitalized, make long term lease commitments and invest heavily in their spaces. They also bring in patrons who cross-shop within the shopping center.”
Other businesses among the mix of national and local retailers at the retail complex include One Dollar Zone, Sally Beauty and McDonald’s.
RIPCO has secured new tenants at other Garden State properties recently. Last week, the commercial real estate brokerage announced Barnes & Noble would take almost 25,000 square feet along Route 10. At the end of 2025, RIPCO also secured a new Garden State spot for Teriyaki One Japanese Grill.
Among its locations, RIPCO counts a New Jersey office in Elmwood Park.
