Russo Development offered dual construction updates March 2. The latest projects will deliver a new corporate headquarters for the company, as well as a new Vermella community in Rahway.
Founded in Hackensack in 1969, Russo later relocated to Carlstadt. The privately held developer will next move to From Road in Paramus.
Located just north of the Paramus Park Mall, Russo expects to complete its new three-story, 45,000-square-foot HQ in fall 2026. The arrival will serve to plant a flag for Russo, with a visible location adjacent to the Garden State Parkway and directly accessible to Route 17.
The project also represents a major investment in the employee experience, and a turning point for the firm. The physical shift helps usher in a new era of corporate identity and community presence with a focus on quality, innovation and reinvestment.
A spokesperson for Russo Development did not respond to queries regarding how many employees will work from the new office or how much space it currently occupies in Carlstadt before press time.
Russo Development CEO Ed Russo said the new space will be a modern workplace to “inspire, connect and perform.”
“Russo Development’s success has always been about our people and our communities,” he added.
A significant portion of Russo’s commercial and residential portfolio is concentrated in Bergen County.
The firm is collaborating with Kushner Real Estate Group to redevelop the former Bergen Town Center site into a mixed-use residential community. Expected this spring, the most-recent addition, Vermella Paramus, will feature 360 apartments with 16,000 square feet of ground-floor retail space.
Building for now and for the future
On From Road, the new Russo building will feature a forward-looking approach to workplace design.
Russo said the space aims to balance areas for collaboration, creativity, wellness, independent work and comfort. It will include multiple congregation areas for both larger and small groups. Russo noted amenities such as game rooms, a fitness center and dining lounge.

“This project was envisioned and coordinated by the Russo team itself — a reflection of who we are and where we’re going,” said Chris Erb, executive vice president of Development for Russo Development. “We engaged the entire organization in the design process. This headquarters embodies the future of Russo — an integrated, self-directed company that leverages the creativity and expertise of those who work here.”
Russo described a dramatic window wall that will showcase an outdoor courtyard with seating and flexible work environments with contemporary and timeless furnishings.
Transit-oriented updates
In Union County, Vermella Rahway will deliver a 211-unit transit-oriented multifamily community to a well-known development corridor.

According to the developer, the location intentionally maximizes an existing pedestrian bridge to establish a link to NJ Transit service and downtown.
“Rahway has been a model of smart, sustained redevelopment for more than a decade,” Erb said. “Vermella Rahway builds on that momentum with a community that connects directly to the city’s transportation hub while complementing its existing neighborhoods and downtown character.”
Russo Senior Vice President of Development Diogo Santos said Vermella Rahway reflects the strong architectural identity of its surroundings.
“The design incorporates subtle references to historic train station architecture, blending transportation-inspired elements along the rail-facing elevations with a more civic, downtown-square character on the opposite façade,” Santos explained.
Vermella Rahway will features elevated amenities, sound mitigation design strategies and more.
Russo’s short-term pipeline comprises 3,500 residential units and 5 million square feet of industrial space.
