The Northeast Science and Technology Center is kickstarting a multimillion-dollar renovation effort at NEST in Kenilworth to enhance the life sciences and tech campus.
Onyx Equities LLC, Machine Investment Group and Pivot Real Estate Partners said Nov. 17 the work will add 75,000 square feet of central amenity and common space to the sprawling property.
Set for the 1.2 million-square-foot 15 NEST building, the updates aim to establish a collaborative, innovative ecosystem for current and future tenants.
So far, occupants on the expanding NEST roster include New Jersey Institute of Technology and Revlon. After initially leasing the entirety of 11 NEST, cloud computing giant CoreWeave then purchased that data center building along with a nearby 27-acre land parcel. Announced in August, the deal came with a $322 million price tag.
Situated at 2000 Galloping Hill Road, NEST comprises nine buildings. The more than 100-acre property features office, lab, R&D and support facilities. Before current ownership acquired the site, the Kenilworth campus served as Merck’s headquarters.
Now, it aims to provide in-demand turn-key as well as customizable office, lab and biomanufacturing space.
Setting the stage
According to the Northeast Science and Technology Center, Merck continued operating at 15 NEST through September 2025 under a post-sale agreement. While that laboratory and biomanufacturing space is state of the art, the surrounding areas will be modernized to match.
The latest renovations will take place in two phases.
Set for completion by mid-2026, the first will focus on 15 NEST’s central lobby and auditorium. Phase two work will apply to shared spaces throughout the building and is expected by the end of 2026.
“NEST was envisioned as a place where world-class science, technology and innovation converge,” said Onyx Equities Senior Vice President of Asset Management Matthew Flath. “The researchers and organizations that will soon call this campus home deserve a facility that reflects their ambition.
“With these renovations, we’re setting the stage for an environment that will spark connection, collaboration, and discovery for years to come.”
