Garden State Cold Storage, an affiliate of the Ruggiero Seafood Inc. group of companies, is expanding in Newark, following a new lease arranged by Advance Industrial Group.
The Cranbury-based boutique industrial real estate brokerage exclusively revealed details about the transaction to NJBIZ Dec. 9.
The property is located at 449 Doremus Ave./414 Avenue P in Newark. According to Advance, the former Newark Bay Cogeneration Powerplant will provide additional capacity and flexibility for the company’s growing operations.
The property is less than 2 miles from Port Newark-Elizabeth. It also boasts immediate proximity to Newark Liberty International Airport, the New Jersey Turnpike and Interstate 78.
Dating to 1921, family business Ruggiero Seafood Inc. is the largest supplier of cleaned calamari in the U.S.
Newark-based Garden State Cold Storage serves national and international businesses in the Northeast region that require food and packaging logistics from pickup to delivery. It offers services such as port pickup cross-docking, on-site trucking; sorting, repacking, relabeling, restacking; and more from locations in Newark as well as Carlstadt.

Deugen Investment Group and Devli Real Estate acquired the site in May with plans to reposition it, Real Estate NJ reported at the time.
According to Advance Industrial Group, the transformation produced a rare, low-coverage infill industrial parcel. The property features both functional warehouse space, along with industrial outdoor storage and trailer parking capacity.
