The basics:
- Advance Realty Investors breaks ground on 19,240 square feet of retail space along Route 206
- Four new retail buildings at Bedminster Village Square target delivery in 2027
- All spaces can accommodate food uses; patios, a central courtyard planned
- Pierson Commercial Real Estate serves as exclusive retail leasing agent for the development
Construction is underway to add 19,240 square feet of retail space along Route 206 in Bedminster.
Advance Realty Investors announced breaking ground Oct. 13 on the four-building development at Bedminster Village Square. The project will complement the new headquarters of fridge-friendly pet food maker Freshpet, along with the real estate development and investment firm’s own base.
The affluent area also boasts other daytime employers, situated at a signalized intersection supporting more than 350,000 square feet of office space and over 1,000 employees, according to the developer.
Delivery is targeted for 2027. Pierson Commercial Real Estate LLC serves as exclusive retail leasing agent for the development rising at Route 206 and Advance Drive. Director Robert Mackowski leads the assignment.
The space:
Retail buildings 1 and 2 will comprise approximately 5,770 square feet and frame a central courtyard with outdoor seating, according to Advance. Buildings 3 and 4 will offer approximately 3,850 square feet each also with adjoining patios. Bedminster Village Square offers additional outdoor seating across the property.
All spaces can accommodate venting for food uses. The developer noted buildings 1 and 2 can be demised.
The plans also include enhancements to existing on-campus office space, additional landscaping, and new pedestrian connections to Bedminster’s extensive hike-and-bike trail. More information is available here.
Expanding options
Advance and the township discussed plans to embellish the Bedminster Village Square property with new retail options during the 2024 groundbreaking for Freshpet’s build-to-suit office building at the site. That 30,000-square-foot project earned the NAIOP (now CREDA NJ) 2026 Office Deal of the Year award and NJBIZ Leaders in Real Estate Top Projects honors.
At the time, Advance Chief Investment Officer Alexander Cocoziello told NJBIZ that to him, the added retail space is a testament to a bright future for well-located office redevelopments in the state.
“No different than an apartment building; it’s what type of amenities can you provide your office tenants,” he said. “Now you need best-in-class communities in order for corporates to locate at your site so that they can compete – and that local towns and municipalities can compete – for their business and their tenancy.”
Bedminster Village Square also includes Advance Realty’s four office buildings (121,857 square feet).
Other major employers in the Somerset County township include AT&T’s regional campus and Verizon, as well as Insmed and the New Jersey Center for Excellence tech and R&D life campus, just down the road in Bridgewater.
Advance is also at work along Route 206 in that town, where it will introduce Continuum. The more than 1 million-square-foot mixed-use campus seeks to offer support and space across the business cycle, establishing an end-to-end ecosystem incorporating research & development, advanced manufacturing and logistics for tenants.
