Rutgers Plaza in Franklin Township is adding Bounce Air Adventure Park, a new experiential tenant targeting families and fun.
Levin Management Corp. announced Oct. 28 the indoor play destination signed on for 21,000 square feet at the 268,000-square-foot Somerset County shopping center.
Plainfield-based LMC serves as leasing and managing agent for Rutgers Plaza. The grocery-anchored retail property sits at the intersection of Easton Avenue and JFK Boulevard at 940 Easton Ave.
This lease marks the latest in a series of updates and new tenants to join the center. Venus Jewelers expanded into a new store, and a brand-new McDonald’s recently rose on a pad previously home to Burger King.
Bounce Air Adventure Park will include:
- A ropes course
- Climbing structures
- Ninja obstacle course
- Trampoline area
- Ball pits
- Mini basketball court
- Jungle gym with slides

LMC said a regional retail operator with locations at malls across the Tri-State leads the tenant. This new venture marks an expansion for the unnamed operator into the experiential retail category. Robert Elbaz of Sholom & Zuckerbrot Realty served as tenant broker in the transaction.
Leasing Representative Ed Vasconcellos arranged the lease on behalf of the landlord for LMC. He said these kinds of tenants bring “tremendous energy” to a property.
He also said it adds to the shopping center’s current mix of retail, dining and service shops “and will further establish the property as a family-friendly community destination.”
In addition to Stop & Shop, other occupants include Crunch Fitness, Dollar Tree and more.
Rutgers Plaza sits less than 1 mile from the eponymous university.
According to Placer.ai data cited by LMC, the strip realizes approximately 1.8 million annual visits. It serves a growing residential population of more than 277,000 people within a 5-mile radius. Approximately 36,000 vehicles pass the property each day, LMC added.

“LMC continues to welcome more family-focused and experiential tenants across its retail portfolio,” added Matthew Harding, chief executive officer of LMC. “These uses enhance the customer experience, strengthen property traffic, and align perfectly with how today’s consumers are choosing to spend their time and money.”
