A groundbreaking earlier this week marked more than one milestone, as the first multifamily development got underway at Overpeck Corporate Center in Ridgefield Park.
KABR Group and Hornrock Properties celebrated the start Oct. 22 with local Mayor Adam MacNeil, municipal officials and local dignitaries. The building at 95 Challenger Road will rise six stories and feature 216 units.
Situated along Overpeck Creek, the project adds to the mix at the 60-acre Overpeck Corporate Center. 95 Challenger Road will offer a full suite of amenities and 2,000 square feet of ground-level retail space.
The community will include 22 affordable apartments, according to the developers.
While MacNeil described the spot as “a challenging site,” he noted it is poised for transformation — and that KABR and Hornrock stand ready to bring it about.
“95 Challenger Road represents an exciting next chapter for Overpeck Corporate Center,” said Michael Goldstein, chief operating officer, KABR Group.
He noted Englewood-based KABR has owned and managed commercial assets on campus for over a decade. “With this new ground-up multifamily building, we’re complementing that legacy, creating a vibrant, mixed-use environment where people can live, work, and enjoy the amenities of the property and surrounding area.”
Best of both worlds
The 4.66-acre property occupies the northeastern edge of Overpeck Corporate Center. It offers direct access to Overpeck County Park. That 805-acre destination includes multiple athletic tracks and fields, picnic and fishing areas, a children’s playground, a canoe/kayak launch, a grass amphitheater, 5 miles of walking and bike trails, and more.
For those looking to connect, rather than disconnect, 95 Challenger Road features access via the New Jersey Turnpike, Interstate 80,and Route 46. Just 5 miles from New York City, it also boasts convenience to the George Washington Bridge along with the Lincoln and Holland tunnels. Additionally, NJ Transit bus service is available.


“This is an incredibly unique site, offering the tranquility of being nestled between Overpeck Creek and Overpeck County Park, yet located in the heart of one of Bergen County’s key business centers,” said David Hornblass, principal of Hasbrouck Heights-based Hornrock Properties. “Today’s groundbreaking is the culmination of years of planning, and we’re excited to officially get construction underway.”
Minno & Wasko Architects and Planners designed the building. It will offer a mix of studio, one- and two-bedroom units.

Samsung Electronics America recently relocated its North American headquarters from Overpeck Corporate Center to Englewood Cliffs.
KABR also controls 64 Challenger Road. It is currently working with the municipality on plans for a second multifamily building there.
