JLL announced Oct. 14 that it has secured three retail leases totaling 3,250 square feet on behalf of Krispy Kreme in Monmouth County and New York, supporting the doughnut brand’s continued expansion throughout the region.
The transactions come as Krispy Kreme accelerates its regional growth strategy, announcing a new franchise development agreement with long-time franchise partner Original Entrepreneurs LLC to open 33 shops across New York City, Long Island and New Jersey over the next five years.
The announcement reflects the brand’s commitment to expanding its presence in one of the nation’s largest consumer markets through strategic retail locations and franchise partnerships.
JLL Managing Director David Townes, based in the firm’s Parsippany office, represented Krispy Kreme in all three transactions, securing locations across established suburban shopping destinations and dense urban retail corridors.
“These three transactions reflect Krispy Kreme’s strategic approach to expanding its presence across the New York metropolitan area,” said Townes. “From established suburban retail destinations in New Jersey to high-density urban corridors in Brooklyn, each location offers a distinct opportunity to connect with consumers.”
The three leases are:
- Seaview Square, Ocean Township (1,750 square feet): JLL secured a lease at the established shopping center serving the Monmouth County retail market. Townes negotiated the transaction directly with property ownership.
- 197 Route 9, Marlboro (1,000 square feet): Route 9 is a major retail and commuter corridor. The location provides access to surrounding residential communities and regional shopping traffic. RJ Brunelli represented ownership in the transaction.
- 602 Pacific St., Brooklyn (500 square feet): Situated near Barclays Center in Brooklyn, the location positions Krispy Kreme within a densely populated residential, commercial and entertainment district. CBRE represented ownership in the transaction.
Krispy Kreme’s recently announced agreement with Original Entrepreneurs, an experienced quick-service restaurant operator headquartered in Jersey City, builds on an established relationship between the companies.
“Expanding Krispy Kreme’s presence across the New York metropolitan area requires a thoughtful approach to selecting locations that offer strong visibility, convenient access and long-term growth potential,” said Karl Halligan principal of Original Entrepreneurs.
Original Entrepreneurs operates 12 Krispy Kreme shops and has expanded its presence throughout New Jersey and New York since opening its first location in Jersey City in 2017.
