A 31,000-square-foot industrial building in Phillipsburg has been purchased for $1.76 million by a white-glove delivery service that will use the property both for office and storage.
The deal was brokered by Sheldon Gross Realty Assistant Vice President Joshua Glussky.
Located at 340 Fleming Drive, the two-story building features loading docks and drive-in doors. Its eye-catching black-and-white exterior intentionally echoes a Holstein cow’s pattern.
“This building’s perfectly designed for warehousing and for moving product in and out,” Glussky said. “When you factor in that it also provides direct access to northern and central New Jersey as well as the entire Lehigh Valley, it’s pretty much a ‘can’t-miss’ property.”
Just blocks from Route 22, the property is a five-minute drive from Pennsylvania via the Easton-Phillipsburg Toll Bridge spanning the Delaware River.
